The Complete Document Checklist for Buying Property in Hyderabad
Every document a bank, registrar or seller is likely to ask for โ gathered upfront so your purchase doesn't stall halfway through.
Property transactions in Hyderabad move faster when your paperwork is ready before you start negotiating. Here's the checklist we walk clients through before every purchase.
Your personal documents
- PAN card โ mandatory for any property transaction above a threshold value, and for registration.
- Aadhaar card โ used for identity and address verification during registration.
- Address proof โ utility bill, passport or bank statement, in case Aadhaar address is outdated.
- Passport-size photographs โ typically required for the registration document itself.
- PAN and ID proof of nominees or co-owners, if the property will be jointly held.
If you're taking a home loan
- Income proof โ salary slips or IT returns for the last 2โ3 years, depending on the lender.
- Bank statements โ usually the last 6 months.
- Employment or business proof โ offer letter, employment certificate, or business registration documents.
- Sanction letter and loan agreement โ issued by the bank once your application is approved.
Documents the seller or builder should provide
- Original sale deed and the full chain of ownership documents going back as far as available.
- Encumbrance certificate (EC) โ confirms the property is free of loans, liens or legal disputes.
- Layout approval โ HMDA or DTCP approval for plots; RERA registration for apartments and villa projects.
- Property tax receipts โ showing dues are cleared and the property is on municipal records.
- Occupancy certificate (OC) โ for ready-to-move flats and commercial spaces, confirming the building is approved for occupation.
- No-objection certificates (NOCs) โ from relevant authorities (fire, electricity, water) where applicable, especially for apartments and commercial buildings.
At registration
Registration typically requires the buyer, seller and two witnesses to be present at the Sub-Registrar's office, along with the executed sale deed, ID proofs, photographs, and payment of stamp duty and registration charges. Your relationship manager or lawyer should confirm the exact stamp duty applicable, since it varies by property type and transaction value.
A simple rule of thumb
If a seller is reluctant to share the encumbrance certificate or layout approval before you commit, treat that as a red flag rather than a formality to chase later. Legitimate sellers have this documentation ready and are usually happy to share it โ it speeds up their sale as much as it protects your purchase.
